1. Introduction

NetSkill Ventures LLC ("Company," "we," "us," or "our") operates the NetSkill Leads platform ("Service"). This Privacy Policy describes how we collect, use, store, and protect information when you use our Service. By using NetSkill Leads, you agree to the practices described in this policy.

2. Information We Collect

We collect the following categories of information:

Agent Account Information

  • Name, email address, and phone number
  • Business information (brokerage name, market area, service area)
  • Account preferences and AI personality settings
  • Calendar integration credentials (Calendly URL or Google Calendar OAuth tokens)

Lead Contact Information

  • Lead name, phone number, and email address (as provided by the lead source)
  • Property inquiry details (address, price, bedrooms, bathrooms, square footage)
  • Lead source identifier (Zillow, Realtor.com, website form, webhook, etc.)

Conversation Data

  • Full SMS conversation transcripts between the AI assistant and leads
  • AI-generated conversation summaries and sentiment analysis
  • Lead scoring data and qualification signals

Appointment Data

  • Scheduled appointment times, locations, and confirmation status
  • Calendar availability information

Billing Information

  • Stripe customer ID and subscription status
  • Payment history and invoice records
  • We do not store credit card numbers or bank account details directly; all payment processing is handled by Stripe

3. How We Use Your Data

We use the information we collect solely to provide and improve the automated inquiry response Service. Specifically:

  • Inquiry Response: To generate and send AI-powered text message responses to incoming property inquiries through your account
  • Conversation Management: To maintain conversation context, score leads, and facilitate appointment scheduling
  • Account Administration: To manage your subscription, process payments, and provide customer support
  • Compliance: To enforce TCPA quiet hours, process opt-out requests, and maintain suppression lists
  • Service Improvement: To monitor system performance, identify issues, and improve AI response quality in aggregate

We do not use your lead data, conversation transcripts, or contact lists for our own marketing purposes. We do not sell, rent, or share your data with other agents, brokerages, or third parties for their marketing use.

4. AI Processing Disclosure

Lead messages received through the Service are processed by artificial intelligence (Anthropic's Claude) to generate contextually appropriate text message responses. This processing includes:

  • Analyzing incoming lead messages to understand intent and questions
  • Generating personalized SMS responses based on property details and agent preferences
  • Scoring leads based on engagement signals and conversation patterns
  • Detecting opt-out requests and urgency indicators

AI-generated messages are sent automatically without human review unless the subscribing agent manually intervenes. The AI identifies itself as an assistant in its initial communication with each lead.

5. SMS Data Handling

Phone numbers collected through the Service are used solely for the purpose of inquiry communication through the subscribing agent's account. We never sell, share, or distribute lead phone numbers to any third party for marketing or any other purpose.

All SMS messages are sent and received through Infobip, our telecommunications provider. Phone numbers are stored in E.164 international format. Message content is stored as part of conversation transcripts to maintain conversation context and provide the Service.

6. Data Retention

  • Active Subscription: All account data, lead data, and conversation transcripts are retained for the duration of your active subscription.
  • Post-Cancellation: Your data is retained in read-only format for 30 days following cancellation to allow for data export. After 30 days, data is permanently deleted upon request.
  • Opt-Out Records: Suppression list records (phone numbers that have opted out of messaging) are retained for a minimum of 10 years in compliance with the Virginia Telephone Privacy Protection Act (VTPPA). These records contain only the phone number and opt-out date — no conversation content or personal details.
  • Billing Records: Payment and invoice records are retained as required by applicable tax and financial reporting laws.

7. Third-Party Services

We use the following third-party services to operate the platform. Each processes data as described:

  • Supabase — Database hosting and authentication. Stores all account, lead, and conversation data.
  • Infobip — SMS messaging provider. Sends and receives text messages through agent accounts. Subject to Infobip's Privacy Notice.
  • Anthropic (Claude AI) — AI language model provider. Processes lead messages to generate responses. Messages are sent to Anthropic's API for processing and are subject to Anthropic's Privacy Policy.
  • Stripe — Payment processing. Handles all billing, subscriptions, and payment method storage. Subject to Stripe's Privacy Policy.
  • SendGrid — Email delivery. Processes inbound lead notification emails and sends transactional emails. Subject to SendGrid's Privacy Policy.

We do not share your data with any third parties beyond those listed above, and only to the extent necessary to provide the Service.

8. Data Sharing Policy

We are committed to protecting your data. We do not:

  • Sell lead data to any third party, ever
  • Share lead contact information or conversation data with other agents or brokerages
  • Use your data for our own marketing or outreach
  • Provide data access to advertisers or data brokers

We may disclose information if required by law, subpoena, court order, or government request, or if we believe in good faith that disclosure is necessary to protect our rights, your safety, or the safety of others.

9. Consumer Rights (Lead Rights)

Leads who receive automated messages through our Service have the following rights:

  • Opt-Out: Reply STOP, QUIT, END, CANCEL, UNSUBSCRIBE, or any reasonable opt-out request at any time. The system immediately ceases all communication.
  • Data Deletion: Leads may request deletion of their personal data by contacting us at jackson@netskillleads.com. We will process deletion requests within 30 days.
  • Data Access: Leads may request a copy of the data we hold about them by contacting us at the email address above.

Opt-out requests are processed in real time. Once a lead opts out, their phone number is added to a suppression list that prevents any future messaging across all agents on the platform, regardless of which agent originally received the lead.

10. TCPA Compliance

We are committed to full compliance with the Telephone Consumer Protection Act (TCPA) and related regulations. Our compliance measures include:

  • Automated enforcement of quiet hours (9 PM to 8 AM in the lead's local timezone)
  • Immediate processing of all opt-out requests, including keyword-based (STOP, etc.) and natural language opt-outs
  • Maintaining comprehensive suppression lists with 10-year retention
  • Requiring agents to confirm that leads have provided prior express consent before submitting their information
  • AI disclosure in initial messages to each lead
  • A2P 10DLC registered messaging

11. Children's Privacy

The Service is designed for licensed real estate professionals and is not directed at children under the age of 13. We do not knowingly collect personal information from children under 13. If we become aware that we have collected information from a child under 13, we will take steps to delete that information promptly.

12. Data Security

We implement industry-standard security measures to protect your data, including:

  • Encryption of data in transit (TLS/SSL) and at rest
  • Role-based access controls with agent-level data isolation
  • Secure authentication through Supabase Auth
  • Regular security reviews and monitoring

While we take reasonable measures to protect your data, no method of transmission over the Internet or electronic storage is 100% secure. We cannot guarantee absolute security.

13. Changes to This Policy

We may update this Privacy Policy from time to time. Material changes will be communicated via email to the address associated with your account at least 14 days before they take effect. The "Last Updated" date at the top of this page reflects the most recent revision.

14. Governing Law

This Privacy Policy shall be governed by and construed in accordance with the laws of the Commonwealth of Virginia, without regard to its conflict of law provisions.

SMS/Text Messaging Privacy Disclosure

NetSkill Ventures LLC provides a property inquiry response service for licensed real estate agents. When a consumer submits a property inquiry and provides their phone number, we may send a single introductory text message through the agent's account asking if the consumer would like to continue the conversation via text. No further messages are sent without the consumer's affirmative consent (reply YES).

We collect the consumer's name, phone number, and property inquiry details solely for the purpose of facilitating communication between the consumer and the listing agent regarding the specific property inquiry.

All the above categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties.

No mobile information will be shared with third parties/affiliates for marketing/promotional purposes at any time.

Message frequency varies. Message and data rates may apply. Reply STOP to opt out. Reply HELP for assistance.
